The Monier

Located in the Mercado District west of downtown, The Monier will be a four-story, 122 market-rate apartment project over 13,000 sqft., ground-floor retail and office space, 148-space underground parking and other amenities for residents. Local developers Gadsden Company, held a ground breaking ceremony on November 15th. Monier will be adjacent to two other Gadsden retail projects Mercado San Agustin and MSA Annex, as well as a modern streetcar stop. Rio Nuevo will contribute $2.4 million to Gadsden Company’s $35 million project. Lloyd Construction is the general contractor. The project is expected to be completed mid 2020.

 

The Westerner & Westpoint Apartments

Located at 10 E Broadway Blvd, the historic Westerner building was built in 1961 and will be redeveloped by COPE Community Services. Designed by Carhuff + Cueva Architects, the existing 55,024 sqft four-story building will undergo a renovation for offices, ground floor commercial and 3,000 sqft of retail. A new 38,421 sqft six-story addition will be added (20 E Broadway Blvd) to the east side of the existing building for 50 housing units and support facilities for low-income seniors and veterans. The project was approved for low-income housing tax credits(LIHTC) in 2016. The final 6th story of the additional building at 20 E Broadway is complete, that will be the Westpoint Apartments. Jackson Street at Stone Avenue remains closed. The project is expected to be complete by early Fall 2018.

 

The Mark

The Mark will be located just minutes from both downtown Tucson and the University of Arizona. Landmark Properties, the leader in student housing development, is developing an eight and four-story 154 unit (595 bed) student housing complex on a three and a half acre block on the NW corner of Broadway Blvd and Park Ave. The main structure will be 8 stories high surrounded by 4 and 5 story structures, one of which includes a parking garage. On site amenities include a resort-style pool and recreation and fitness areas. Construction began in November 2017 and completion is back on schedule for Summer 2019 opening.

 

West End Station

West End Station will be adjacent to multiple modern streetcar stops and Mercado San Agustin. (Photo looking NW/DTP Aug 4. Rendering/Gorman & Company). Gorman & Company, Inc. and the Gadsden Company are joint developers for West End Station, a $12 million 70-unit housing development located at 855 W Congress St. It is one of the first Section 811 projects approved in Arizona using the Low Income Housing Tax Credit (LIHTC) program. West End Station is the second project to break ground in the Mercado District within the past 3 months along with the MSA Annex (an expansion of Mercado San Agustín) and all are located along the Modern Streetcar line. Ground breaking ceremony was held on July 11, 2017. Construction is expected to be completed by fall 2018.

 

The Hub Speedway

The four-story complex will have 57 units with 183 beds for rent in one-, two-, and four-bedroom models on the south side of Speedway at Tyndall Avenue. Amenities will include a rooftop pool with personal cabanas, a 25-foot hot tub, fitness center, yoga room, study lounge and retail, likely fast-casual food or a grocery. Called Hub Speedway, the complex is expected to open for the 2019 school year, along with two other developments, Aspire on Park Avenue, just south of Speedway, and The Mark, on Broadway and Park Avenue. Core Spaces entered the Tucson market in 2013 and opened its first complex in 2014. The second Hub opened in 2016.
